"Number one, of course, is AI and the other one is making money. Right now. AI is phenomenal. AI doing a lot of things for us, make us a lot of money can save us a lot of time. However, I am a strong believer in any of you that ever been at one of Michael's events where I've attended one of our events virtually, you know that this is my thing." "It's social media now, I know it might be a little curveball for whoever, whatever you are expecting right here, but let me tell you something. Social media is a phenomenal use of a AI, and it's not just because I can save you a lot of time. So if you're saying yes, of course, it makes a lot of sense that I would use AI for social media." "Social media is something that takes a lot of my time. I do not like doing it. So of course I could help me and you would be correct. However, the reason why I love AI for social media so much is because of social media's ability to get that thing that I want more money, more dollars in my pocket, more listing leads, more closings, more contracts." "Now, if we are going to have social media do that for us, you do not have to have a lot of followers. Now, that's a big misconception. A lot of people get turned off of social media because you think you need to be famous. You think you need to sing and dance on TikTok. You need to be trendy." "You need to record yourself all the time. That's not true, because in fact, I got to tell you something about social media right now. The first thing is you do not have to like social media to be good at it. But the second thing is, you have to know how to do it. Doing good social media. Being good at social media is actually just three things." "That's it right here. Guys. This is a great screen to take a photo of right here. This is going to be really important for everything that we're going to talk about today. Because in these next 20 minutes, not only who am I to show you and explain how to do social media, that actually makes you money, I'm also going to show you how I can do it for you." "We're going to cram that into the next 20 minutes. So it's a good idea to have your notes out and pay very close attention. Now, I just said that doing good social media, you don't have to be an influencer. You don't have to be techie. And that's true. You just got to do three things now social media, good social media is about how you get somebody off of social media, right?" "Kind of an oxymoron. Good social media gets people off of social media. What do I mean by that? Well, social media's biggest role it plays in your business today, whether you have zero followers or 50,000 followers, wherever you are at, your social media plays the same role. It is the most common way for people to do their due diligence." "This essential validation check right here, which happens right after somebody hears about you, somebody hears about you from a good friend. You get a referral, they pick up a business card or a mail, or they see an advertisement that we're going to learn about how to put on ChatGPT later, however, they find out about you, the next most common step is due diligence." "Makes total sense. No one argues that that doesn't happen, right? We know people require this extra level of confidence before they decide to work with you. Well, when we look at the role that social media plays, not only is it most commonly visited by everybody of all different age ranges from baby boomers to downsizers investors, luxury first time homebuyers of all different age ranges." "Everyone is using it. They're using it more than Google, more than ChatGPT, more than your reviews. Social media's role that it plays in our business is it is the most common step for someone to choose to do their due diligence way before they call you, text you, or follow up. Well, if we know that that's the role that social media is most likely to play, it's the way that people check you out to confirm, to validate, to do due diligence." "What do we have to do? Well, you got to appear responsive, credible and professional. That's all you got to do when somebody gets to that profile. We are manufacturing an environment and if we succeed in this environment, they get off of social media, more phone calls, more follow ups, more text messages, more meetings. That right there is getting people off of social media." "How do we get people off of social media? Well, first thing they need to know that you're going to respond to them, right? They need to be confident that if I that lead decide to follow up with you, you're not going to waste my time. The next thing they need to know is that I'm trustworthy. I'm credible. I'm knowledgeable on the topic." "So we need to provide content that gives people information. We need to talk about what's going on around town, changes in the market, things people that need that they need to know, and that builds your credibility. And then lastly, it all needs to look good. One of the biggest mistakes I see people make with social media is they want everything to look different all the time." "They want so much variety. I need variety, variety, variety. Why do I need variety? It's so that people don't get bored of me. It's so that if I keep posting same things, people are going to get bored of me. They're going to unfollow you. That's not true. And I'll tell you why it's not true. It's because social media's algorithm is intentionally built to reward people that post consistently." "Your followers do not remember what they had for breakfast yesterday, let alone that you posted a market report two weeks ago and you're worried about the one that you want to post today looks the same. They do not remember what they had for breakfast. Post post consistently and make it look cohesive. A good social media profile uses the same colors, fonts, text styles and logos." "So that way when somebody gets to that profile before they click on a photo or watch a video, you automatically tap in to this brand consistency we call that brand value perception. Now this is all around creating an environment on social media with the goal of getting people off of social media, right. And that's what puts more dollars in our pocket." "But as you can imagine, all of this right here takes a lot of work. We're going to have to post a lot. We're gonna have to do pictures. We have to do videos. We have to come up with topics. This is where I starts to be introduced into the equation. And I picked three specific AI solutions that I want to show you all for about the next five minutes." "They're going to help you tackle this right here. Now where I talk about a lot of really cool AI stuff today. So if you want my specific notes right here on this, on top of Michael and everybody else's notes, here's a quick QR code. And that's just going to send you my notes on this presentation right here. So if you need this code right here, take a photo of it with your phone 3 to 1." "Let's talk about my first choice for doing. I was doing social media with the help of AI. Now is anybody ever wonder if you've ever seen AI avatars? How does I take a photo of me and turn me into a digital version of myself? Well, the top premier program in order to do that right now is something called Hey, Jen." "Now what Hey Jen does is it takes a photo of you usually need a couple of different angles. They used to require you to actually record a full video. Then you have to give it your voice. Right. You have to read a couple of things into its program so it can mimic your speech patterns, and then you end up with a virtual version of yourself." "And again, that's called hey Jen, now what you can do with this in collaboration because hey, Jen isn't going to give you this script, so it's just going to give you the avatar. So we're going to go to ChatGPT or Claude and say, hey ChatGPT. Hey Claude, I need some ideas for what to post. Here's my criteria and here's what you need to know about me." "Give me some ideas and give me some scripts for about a 92nd long video. And then you take that script, you give it to your hey Jen avatar. It's going to make you a little video. And there you go. These AI videos have been proven to build accounts at hundreds of thousands of followers. In fact, I even have some accounts that I can show you." "I have one account that I got to 123,000. I have another account that I got to a 400,000 just using a video, and if we have some time, I'll show you that later. But the idea, the concept that these AI avatars and then AI video in general does not work has been proven false consistently time and time again." "We just have to do it the right way. And hey Jen is a great program that I always recommend to do that. So I got another one. Now check this out right here. This is a program called Higgs Field. Higgs field is really cool. It's a phenomenal, video generation platform. And what I think a great use for Higgs Field is this virtual listing tours." "Right. I can take a query of photos. Right. We can go to my listing. I can find all these photos. I can plug them in the Higgs field. I can tell Higgs field. Hey, I want you to make me a nice, beautiful video. That kind of looks like a listening tour. I don't actually have a video myself, but here's all of our photos, and I want you to make something that looks good and Higgs Field can throw you out." "Something that looks like this. Now, there's a ton of different use cases that we can use for this. You can do it with photos from your location and kind of create a fly over like a drone video, and that can help you with your local hero posts, your news updates, things like that. Higgs field is a very powerful program." "It's a little bit tricky to use, so you can join some of their onboarding classes, and it comes out to about $42 a month. And when you pair that again with, hey Jen, you're still under that $100 a month threshold. Higgs Field is another one that I highly, highly recommend. It is the most powerful video generation model that I have seen out right now." "And if you want to create some cool videos that look like this that help you buy your credibility, that's the second recommendation I'd have for you. Now. My last one is Canva. In fact, Canva kind of falls into its AI suite or AI suite of tools because of how many cool things Canva has done with AI over the last several months." "Now. I love Canva already because it's essentially Photoshop for newbies, right? If anybody's ever used Photoshop before, it's very, very complicated. And then Canva came along and said, hey, I'm going to let you do 80% of what Canva does, but we're going to kindergarden art school, right? Everybody can use it. Even I can use it, and everything I make looks like a kindergartner drew a crayon." "So that's why I say it. Canva is a great tool to use. You do not have to be techie. It's very, very simple. It's very easy. And with its recent introduction of AI tooling, you can do a lot of cool stuff very quickly. One of the things that I really like about Canva suite of AI tools is this ability to create carousels." "Now, carousels is a fancy word for slideshows. If you've ever been on Instagram before TikTok and you swipe through and there's multiple photos inside of one post that is a carousel. Now, there's a lot of studies out there that even show that carousels engage fractionally higher than even videos. So there's some argument there. But I'm always in this one third ratio." "One third ratio is where I like to be for the amount of pictures I post versus videos I post. So what that means for every three days that you post something, one of those days will be a video, the other two will be a carousel or a static image. And Canva is what's going to help you get those designs out quickly, especially with its suite of AI tools." "So what we've got so far, well, we've got so far, is a suite of AI tools that are able to create video without me being on camera. I'm able to create a listing tour without having to spend money on a videographer or a drone pilot. And I can create all these graphics and designs and carousels without having to hire a designer or be one myself." "Now, five years ago, this would have absolutely blown our socks off. I've just saved myself $3,000 a month, but a lot of us already kind of knew that these were out there and that they existed. I think the trouble for a lot of us is sinking all of them together, right? We end up with this big bag of AI tools." "It's like, you know, you went to Macy's on Christmas and you're pulling out this big bag of stuff that you all box. Everything was on sale. It's great. And now you've got so much stuff that you don't even know what to do with it, and it becomes really hard to get the efficiency out of AI when you've got ten different things." "They're all good in themselves. But just the nature of having all of this AI in one place is kind of overwhelming. And that's where I want to show you what we're going to do next, because I want to acknowledge the power that Higgs field has and that, hey, Gen has and that Canva can do, but I want to be able to marry all of those in one location so that I don't have to spend the time flipping back and forth, and I can just get the time savings." "So what I want to show you, I want to hop over to AI real quick right here. And if anybody's ever seen this before, you'll know what I'm talking about. This right here. Real estate content dot AI is the marriage of all of these AI platforms in one location. It can do all my pictures, all my videos, my AI avatars, the listings, and so much more." So if you haven't, I want you to take a look at this calendar right now and take a look. It'll say September 2026." "Well, it is, you know, September 2026, in about six days. So I can go back over here and see what I've got going out for the rest of this month of August. And what that means is I can peruse through this calendar and see all these little boxes. All of these boxes represent a social media post. Remember, our goal today was to use AI for social media." "So now I have AI organizing all my different social media accounts in one location. They're even color coded. For example, I have some boxes in here that are pink. These are Instagram blue boxes, which are Facebook, and I have teal boxes which are linked in. And if I click on any of these boxes, I will show me the social media post that goes out on that date and that time for that profile." "And what that all again, allows me to do is to have everything organized in one location so that when I'm told to manage 18 different social media accounts at once, it's not a big deal. Even if I'm just doing my Facebook, my Instagram, my LinkedIn and my TikTok, it's not a big deal. It's really easy. And in fact, AI connects itself to my Facebook, Instagram, LinkedIn and TikTok." "So when I have a calendar like this full of social media posts, it all goes out automatically. I post everything on the right dates, the right times, and I don't have to touch it. That's really great. For a lot of us that are big on social media, we want to be better at social media. This is going to save you a lot of time with organizing everything, but I want to talk about how AI is able to create all of this content." "So what I'm going to do is I'm going to take my blogs. Now, I had a lot of blogs that were written right there for my Fridays, and those blogs helped me show up on ChatGPT search results. But we have a phenomenal presenter coming up who does not have the same hair that I do. His name is Nick cram, but he's just as smart, if not better, and he's going to be talking about how I want to show up on ChatGPT search results." "So I'm going to leave that to him. But now, will I move my blogs away from my Fridays? I've got some room right here, so let's have AI makes us some social media posts for every single Friday in September, and we're going to start to see how all of those AI programs are all in here. But we all have them in one spot." "So here's what I'm going to do. What what would I have ChatGPT do? I would have ChatGPT think of an idea for me. I want ChatGPT to tell me what to post. Instead of doing that, I'm going to click on the search bar right here in Real Estate content. AI is going to tell me now. It tells me a list of things to talk about." "I can choose one of these. Like I'm going to go with this one right here, which is about my first time home buyers. The next thing I need to do is I would need to, you know, get out my whiteboard and plan out. Okay, I'm going to post this on Instagram and this on Facebook and this on LinkedIn and so on and so forth." "And then I would probably need to go back to ChatGPT and say, hey, ChatGPT, here's what I made on Canva, and now I need you to optimize it for each profile, because we can't post the same thing on Instagram that we post on Facebook. Right? So then I would create this on Canva. I would have ChatGPT go back and forth and optimize it." "So I made sure that everything was in, you know, optimized for each profile. But I'm going to do all of that by just clicking four buttons I clicked on for Fridays right there. I have four Fridays in the month of September. That's going to signal to AI to do all of that. Canva is going to build on my social media posts, but then AI is going to make them all different, right?" "They're going to make sure that my Facebook is for Facebook, my Instagram is for Instagram, so on and so forth. And that's what I'm going to roll with. I'm going to roll with Instagram, Facebook, LinkedIn and TikTok. All five. Every profile that I got, full court press hit go. And it's going to do the work for me. What's going on right now is AI is building me 20 individual social media posts for every profile I have." "Every single one is different. They will never be made for another agent, even if that agent is also using real estate content. AI. And it's going to build me all these carousels. But if I saw before, I have so many different kinds of proof of pictures and videos. In fact, here's my hey gen avatar. But I didn't have to buy Hey Jen because real estate content AI has its own version all built in, ready to go, so I don't have to have a subscription." "It builds its own avatar for me. Then I have my listing campaigns right here. If this reminds you of Canva, it's not Canva because you don't have to have Canva to do this with AI. Every single individual element right here is dynamic. It's the same thing as canvas AI suite. "It's because no matter what you do when you create social media, that way you're going to get a little tag on the bottom of your photo or video that says generated with AI. And you don't get that here, because by every statistical measurement, what you just saw me do is as real of a social media post as if you made it in Canva, or you made it in Photoshop yourself." "The only difference is you've got the most powerful AI systems all doing it for you. In the background in here is ChatGPT, grok, Gemini, perplexity, and Nano Banana, Claude, and more. Because realistically, every time you open an email, you click a reply. You put a draft together. If you do all those little pieces, you're going to spend 3 to 5 minutes on that to get that set up." "Once you kind of capitalize on this, once you go through and do this as a priority every single day and start to do it consistently using AI, save 60 minutes, 65 minutes per day. That's an hour per day that you can put into the right things. You can buy back your conversation time. You can buy back time with your family." "You can get that extra time and really put it where you need it to be, which is in your business. Not reading emails. Use it for prospecting. Use it for those different things, use it for reviewing blogs, all that type of stuff. So really what we want to get down to is pick one basic task that you repeat every day before we touch it all, before we do anything, before we automate the entire business pace, pick one basic task it could be reviewing to start, replying to new reviews on your Google business." "It could be doing inspection review, summarizing emails, writing confirmations, you know, responding to agents. Make a priority task list. Figure out that one thing that's costing you time, something that you touch multiple times, and then automate it until it works well. Do one. Don't overthink it. Is it your transaction coordinator? What's the next steps? And then really, if it's something that needs approval, i.e. if I need to respond to that versus if it can just go to somebody else or have an auto response, where do you need to be in it?" "Start with the repeated decision. Get the facts and and rules together, and then build that out into your preferred system. So let's kind of move that ladder one safe step at a time. The automation ladder. First we want the AI to do the answers, i.e. it builds a draft for you. It summarizes your emails, it gets it put together, then it cues the work by labeling it and prioritizing it." "And then finally, if you can, you can have it act. So once again you're going to ask AI what to do. It would draft either replies, prepare the responses, whatever it needs to do, and then it would queue it for you. If you are beginner or if you are building this out as a preliminary draft, do not have it." "Do it on its own. Yet. So stop with that beginner default stop in the draft the queue section. Don't have it? Do the act until you get that fully solved and working properly. We don't want a bunch of AI garbage going as responses to your clients. We don't want a bunch of stuff going out there that's not supposed to be so like, let AI prepare the work and then you as the agent own the decision, send the price advice, the contract, the response on the offer, those kinds of things." "We don't want AI doing that quite yet. You can at some point build it out where you have enough defined rules or property information, etc., where it could answer an FAQ. You can answer those things, but make sure you have it set up right first. We don't want everyone to get into a position where we're really causing AI slop to get out there, right when we're looking at different AI models, we really want you to pick one home base that gives, you know, that specialist job." "The reason that I started with Chat and Gmail, I feel like most agents have it and use it. It is probably one of the or the most common things that our folks, US agents, team members are using right now. When you get deeper into it, then you can get your specialist involved. So chat is like just that amazing all around Google Gemini once again all built together, very easy to use." "It's not going to be as full, but it's getting better now when you get into some of those specialist Claude reliable skills, long form work, you can really build out skills and stuff to do more complex things. Or maybe it expired or it canceled or it failed. We have tons of statuses for you to choose from pre foreclosure, foreclosure filters, own age information so you can say I want ten years of ownership." "I want the owner out of state. Our favorite filter here is someone who owns multiple properties. We've been able to identify if person has like ten or 4 or 5 properties, lean bankruptcy, divorce filters, value and equity filters. And last but certainly not least, mortgage filters. We have a lot of users that buy notes or they'll do something creative." "So they'll look for like a VA loan or an FHA loan that's at a fixed rate. So if you wanted to look in Leavenworth for all the FHA that are fixed rates, we can pull that up for you if you wanted to do that. Okay. So that's our lead generation. You have 20 categories to choose from. So let's do a quick list here." "Let's find me a tired landlord. That's non-owner occupied properties with 15 minimum years of ownership. I want it residential, single family and I want it off market and get a lot of this. I want it owned by an individual, not a corporation or anything. So now I'm able to save my properties. As you can see here, I went into our search menu, added some filters. I'm able to now save our properties. So let's go ahead and do that. Here's just one thing I love about our filter menu. We do not force you at all to pick a list. I know right now I showed you how to build a list using a list. There is 189 homeowners, actually 18 homeowners right now in this particular city that are sharing one bathroom, then been doing that for the last ten years. Now, ten years ago, their kids were probably 2 or 3 years old." "That makes sense. They don't need their own bathroom. But if you've owned this for ten years, your kids are teenagers now, how many people are reaching out to these homeowners that have been sharing one bathroom and asking if they need to upgrade? If they say, yeah, they do need to upgrade, now you're getting A31 listed and you're showing them your four twos or your three twos." "That's a seller buyer. And that's the power of lead generation. Today is it's not about picking a list anymore. It's about what situation can I build with all the filters that this company has collected on my behalf? We've done the hard work. But the senior owner lives in a residential single family property that has two stories. What I'm targeting are senior owners that may need to consolidate. Now. "So just want to kind of do a little rant on lead generation because that's really the power of profit stream is all that data at the fingertips or at a click of a button. And then once you do that, establish your website. You then have the ability to use our dialer. So once you get those phone numbers, you can use our dialer and start calling out to them. If you'd like direct mail, you can send postcards if you want. There is a cost to the direct mail, but we have multiple options for you." "We can do letters, we can do hybrids, we can do postcards, you can upload your own design and then we'll mail it out. So we'll leave that up to you guys to decide and then our email as well. And this is what happens when you pull up an address versus pulling up a market. When you pull up a market, we give you everything in that market. "But what most people actually do is they go into the details of our property. This is our property details page. Every property and property in we'll have this layout address at the top. No one else will. So if I leave a note here and you searched it, you're not going to see my notes. You can print the property. What that does is it generates a CMA file for you. Why? Because we want you to be able to show the buyer right then and there, or your seller right then in there that you know everything about the property." "It builds, it establishes credibility. So you'll have everything, including the property photos. Imagine talking to someone for the first time, and within ten minutes I could say, give me your email, I'm going to pull up your property report really quick, and I'm going to email it to you and just let me know. Everything on there is good. Within 20 minutes of my conversation, they're going to get an email with all of this." "They're going to be like, whoa, this Berton guy, he's the real deal. Who does that? Who's able to generate report on my property in 20 minutes of having that first conversation with them. So that's the print button there. And then you have all the property information, like we can tell you who owns the property. We can tell you the zoning information." "We have MLS history. So back in 2015 they tried to sell it failed on the market. We don't know why. We can ask why now 2015 prices aren't today's prices right. That's where our comparables comes into play. We have access to nationwide on and off market data. So I can use the public records to run comps. I can use MLS records, I can use both because this area seems to be a very remote area." "I can go out a mile if I need to. We have pictures. You can look at pictures and compare side by side. We have demographics specifically around this property tax information, mortgage information, and you can even purchase reports. So that's the second half of property and property details. Now I know this whole thing is about AI. So Burton, come on, you've been showing me nothing but the core things." Where's the AI? We added AI in 2014 and here are 2024. And this is how we've done it. First MLS photos. One of the biggest things that we have in our server is access to MLS photos. Reason we we had our AI look at that is I'm able to tell our AI using MLS photos. And because problem has analyzed those photos through our AI and give it a grade, we have a filter for that right over here in our property intelligence. "Isn't that cool? Right. So again, that's one ways of we're using AI. It's the problem intelligence. Next is foreclosure factor. So how did we do this. Well we have access to mortgage data. We have access to bank owned data foreclosure data. And we have access to pre foreclosure data. We told our AI every time you're in a market, look at those pieces of information and other pieces as well." "Can't tell you the secret recipe recipe but identify indicators. Look for indicators within those categories that we're telling you to look at. And if you see any similar behaviors or patterns, then highlight that. And what that allows us to do is it allows us to identify properties are very low. So properties that aren't similar to these foreclosures. Again, if you don't want a foreclosure then you can say prop stream." "I want properties that are very low to low in terms of heading towards for a foreclosure or the opposite. I want something that's high or very high. Essentially, it has the same behaviors as these other foreclosures that are in the market. So that's our foreclosure factor. There. The third use of I. So the first one was photo grading." "And you can use the filters for that. Second was our foreclosure factors. Again it identifies behaviors and patterns based on already existing data and runs it across every property in that market to identify properties that have similar patterns. And then you can identify those and target them and go after them. The third use of I, you saw that dealer that we have, right." "When you call a property in prop stream or I'm not going to call a random person, I'm just going to call my number here. Oh, that's not, I think I removed my number here. Okay. I don't think I could show you this because I am on a demo account. But when you click on a number and call it, an I summary box appears, and that I summary box actually tells you what to say." "It kind of guides your conversation. It'll say, you know, we recommend you say this. Hi, my name is Bert and I'm looking for the owner of one, two, three Main Street. And as you carry that conversation, the AI chat box will kind of guide you whether you use it or not. We'll leave that up to you. So the third use of AI is when you're actually calling out to somebody." "And the final use of AI, and this is actually one that has become our most powerful, is that when you pull up a property, let's use Hardwick here as an example. Right. So let's role play here. I'm watching TV, the phone rings, I pick it up. Hi, is this Burton? Yes, this is Burton. How can I help you?" "Burton? I just received a postcard about my property off hard. Which avenue? Oh, great. Well, hold on one second. Here, let me pull up your property. By the way, how's your day so far? So I'm doing my little introduction. But again, I'm juggling this conversation with someone I have never met or ever spoken to before, while at the same time I have to analyze the property here on the right side or on this screen." "I got to do both, but this is where I, took over. We implemented an I summary button here at the top of every property. I'm not from Las Vegas, and I don't expect to be an expert in Las Vegas, but I don't have to hang up on this call anymore. When this homeowner calls me, I can do my introduction." "And as I'm doing my introduction, I hit that AI summary button and our AI only looks at our data. It does not look at external data. It's instructed to look at just prop stream only data. And then what it does is it summarizes the property, it gives me comps, it gives me renovation costs. It can give me, information on whether there's a mortgage or not." "And as you can see, it's right over here on the right hand side. It's analyzing it. But you can see it's already given me a few of the things that I need to see valuation, equity, my rental ROI. So I'm asking it for more, deeper summary of this property. And it's going to spit out that information for me." "I know I'm running on time. I know we said 840, but this right here is really the core element. The thought process behind adding this AI chat box into our property details is that, again, we don't want you or your team members. We know as you start scaling, you're going to have to bring in team members or even virtual assistants." "Totally understandable. They're not going to know what you know and you can train them all day, which is totally understandable. But once they start picking up calls in different markets, that's when their expertise kind of, oh, hold on here. It failed to fetch. How about this? Give me five comps or this property. See, that will pick that up." "I think my demo account might be limiting here, but I'm going to go ahead and stop sharing my screen. Hopefully it populates on and I can show you guys that. Let us summarize it and then ask it questions about that property. You know, how long have they owned it? Is there a mortgage I need to know about? How many other properties do they have? Real quick question Zach was asking, is there a filter that lets me search the amount of road frontage the property has? You don't need to show it if it exists, just does it exist? The challenge with that is that when we introduce data, we have to introduce it at a nationwide, because all of our users need access to it. We have found vendors that can do it in certain markets, but we haven't found one that does it on a large scale yet. So right now, Zach, you still have to do it externally." "But the cool part is we do have an import feature. So let's say you have a different product or a website. You you're able to get that data from, but they only give you addresses and you know, parcel numbers. That's okay. You can import those addresses and parcel numbers into prop stream. And then we'll give you everything we have." "We'll tell you if there's a mortgage. We'll tell you if it's on market. We'll type. The owner lives out of state. So, in that scenario, I would say, let's work together, because you won't be able to find that data in prop three. Okay? And I've got to get this, get us wrapped up here real quick." "I run a team with agents that, you know, they're pumping out theirs. And I want practical implementation. I want to do something that is going to change my business in some positive way. Either give me some more money or give me some of my time back. So that's what I like to focus on. Disclaimer I am not a professional presenter." "I'm just here talking. So I like to focus on what the everyday agent is going to be doing with AI and how they're going to use it." "That encourages them to produce something. So tell me if this sounds familiar. You get a call, it's time to list the property. And so now you get the privilege of doing a few hours of work to put together your CMAs, to put together your marketing program in your packets. And, you know, this thick stack of paper that you're going to lay out all over the place with all these pretty pictures and branded material and all that?" "Then after you win the listing appointment, you now have the privilege of actually doing all of it and putting it all together and spending a few more hours. Well, at least that was that was my life. And I didn't like that because I want to spend more time with my kids. So this is where I look. Look for AI to start helping me." "And now I have it at a point that it's taken me about 20 minutes, ten minutes for the listing appointment and ten minutes afterwards are what I'm spending on on my listings outside of going to my listing appointment, honestly. And I've built it from the ground up and my background is not fantastic. It's not in Computer Scientist, not in coding." "I used to work rental cars and then I got into real estate. None of that says I should be doing this. It's just you get into it and you learn it. So like I said, I jump ahead of myself a little bit sometimes. You know, one of the key concepts that I want you all to think about with AI is anything you could hire somebody to do." "You could have AI to do it. So it's the assistant that maybe you can't afford to hire. Yet not all of us can afford a full time assistant. But guess what? For 20 bucks a month, you can get a plan on your your program of choice, whether it be chat Clyde or, I'm a Claude Mark, I love it." "But you've got to pick yours. And for $20 a month, you're getting the employee that is going to help you do the things that you're not already doing. You don't need technical skills. You just need to be able to talk to it. That's the thing that a lot of people forget. All love them. Large language, model it requires talking." "We got so caught up for a long time with AI on these props that are, you know, five paragraph long, you know, written in prose and, you know, SAT level words. And that's not really what it needs. So let me. Yeah. This is not the way I wanted it to talk, but that's okay. We're just going to talk anyways." At this point we'll just we'll just talk. We'll go stream of consciousness because sometimes it works a little bit better for me that way. So I wanted to give you all some practical examples of what you can use. So the first one would be putting together a basic CM. And this is like your tier one for AI. Now this full disclosure is not the KMA that I use. "I put this together in ten minutes this morning basically just to prove a point. You know, I didn't want you all to see this curated one that I've taught my my Claude, all this stuff about me and worked hours and hours with all the MD files and all this. No, no, no, no, this is what you can do in about ten, 15 minutes." "You know, if you're just starting maybe 20 minutes with very, very little effort. And this is now already completely automated, that all I ever have to do with it is go into that chat that I created and give it an address, and it's going to pop this out for me every single time. Now I'm going to have to you know, I obviously I'm going to need to refine it." "Some of this stuff isn't great. My assistant that deals with all of my marketing and branding will have a conniption when she sees this, because it doesn't quite fit everything in. The sizing isn't quite right, but don't get caught in those things. I want you all to understand. The concept of done is better than perfect, that we need production that actually produces and perfection doesn't produce, done, produces, and messy production will give you more results than perfect procrastination." "So that's what I want you to focus on. The next thing that I did and disclosure this took me a little bit longer. I've already, you know, this is one marketing piece that I actually use, but this was a differentiator for me that again, I used AI to, to put together. So this is a neighborhood report. It talks about all the things that I'm not allowed to talk about as a real estate agent, but it does it automatically through third party sources." "Little disclaimer down there that y'all can't read because you need three disclaimers that need to be there so that my lawyer can protect me. And this is part of my marketing. Why? It's a unique piece and when I have a listing appointment now, now, all of these things I've built separately and there's other pieces to it too. I don't want to bore y'all with the 25 PDFs that I have." "I just wanted to show you a few examples of once I've put together, then I start to chain them all together, and now I can go into my AI, into my Claude, and just tell it to put together, listing appointment packet for me. And I give it the address and it spits everything out. It takes me longer to take it off the printer and put everything into its folder than it does to actually prepare it, because it does it all for me." "Then after I've won the listing, all I do is I tell it to put its marketing together. I send it automatically, get stuff sent out. I get stuff pushed back to me. I do have a transaction coordinator and a listing coordinator that help me with some of it. We're starting to automate more of their jobs, but what it amounts to is outside of my actual city, driving to and sitting down at the listing appointment, I'm spending less than 20 minutes per listing, getting ready for the appointment and taking it to to market." "Because to me, I'm at the buy my time back portion of it. So back to fancy presentation. Now these are just ideas of what you can put into it. The other idea that I want to reiterate, y'all, is you don't build the Taj Mahal in in one day. Find the friction point that's holding you back. And I'm gonna say something a little crazy like, this is really cool." "I'm sure you know. At least I think it's cool. And I'm hoping that y'all think it's cool that you can spend 20 minutes on a listing now, you know, once you get all this put together. But the crazy part is, a lot of y'all don't need this yet. A lot of y'all actively should not do this yet. Why?" "Because it's not actually going to change your business. And that's a very important thing. And I that I think we lose very often for the, the average agent, the everyday agent, just because you can doesn't mean you should. Does it sound great to take, let's say, 2 or 3 hours worth of work down to 20? Yes. But if you're not doing multiple listing appointments every single month or every single week, you don't need to do a faster listing appointment." "You need more listing appointments. And that's where AI starts to become personalized. You have to take the time to figure out where your friction points are. Like, I love the stuff that Eric did earlier with automations. You know, as he grows and has all of these listing till now, he's got every problem that would come to a listing is now multiplied by I think it's like 13 this month is what he said." "It's crazy. You 13 listings in one month. That's you know, that's amazing. Well he's amazing so that makes sense. But now he has new problems that he needs AI to solve. So the solution some of his solutions. Y'all don't need the solution because he isn't. You don't have the same problem. Or at least the problem is not at the same scale." "So where are your friction points and your problems that are holding you back? Start looking at those things, you know, are you having to draft or write an email that's taking up a lot of your time when you're prospecting and following up? Well, start having I do that for you. Are you getting stuck in social media when you don't know what to say and creating a caption?" "All right, have it do that for you. One of my favorite uses for AI, especially for an agent who is, you know, trying to really start building their business. They're doing ten, 15, 20 deals a year, but they want to get that 30, 40 deals a year. You gotta manage your schedule. Let I do that for you. Let it track your time for you." "Let it tell you where you're wasting your time to get that time back, to do more of the base things that are going to get you moving your prospecting, follow up conversion and nurture so that now you have the bigger problems of I'm spending too much time getting ready for my listings, I'm spending too much time getting my marketing together for my listings, because I have so many listings, because I'm doing these things that now I have a new problem that I take." "I, that I use I to now solve. So, you know, here's just some more ideas of as you're starting to build it out, as you're starting to scale things that AI is going to do for you in relationship to your listings. I am very listing focused. So that's what a lot of this is about for me." "But it's going to be different for everybody's, business, which is the thing that is the double edged sword for AI. My solution is different from Eric's solution is different from Austin solution because we have unique businesses, unique models and unique needs. Just like when we hire, we're going to hire, an employee that's going to do kind of the same job, but do it a little bit different for all of us." "Well, that's what you get to do when you train your AI. Eventually you get to your, your second tier, not just your one off PDFs, but building momentum where it gets a little more energetic. And here's some of the examples right here is instead of just popping out one PDF for you, it's going to give you a 62nd video script." "Now based on the listing that you know, that it knows you have coming up. So, here's the tiers that I'm talking about build up. Do not try to jump all the way to tier three and have everything running on autopilot. Make sure you're having the steps in between. You have the foundation in between, and you have the business to actually automate." "That is something I'm going to beat the horse until it's dead. Just because you can doesn't mean you should find the friction point that's holding you back, not the friction point that might hold you back five steps ahead in your business. You know, be proactive, but get the one that's actually stopping you from doing business right now and fix that." "You'll have plenty of problems later to fix. You don't have to fix the one yet. You don't have yet. So kind of recap. Pull it all back together. Anything that you can hire somebody for, you can train your AI to do. And the focus that you need to find is where you can get more production. You're either getting more production for more appointments or you're getting time back that you can now spend doing the things getting more important." "It's, excuse me, getting more appointments. And that's the key. AI is going to buy your time back is going to be leverage. But if you don't appropriately use that time to leverage it back into your business for more production, what's the point?" "All right. So with that I'm going to give one plug for for BSM. Because 20 minutes is not enough to talk about all of this. And I actually want to build some stuff. And so that's one thing that I am going to be doing at BSM, we're going to be building live. If you haven't figured it out yet, I don't just like theory, I like tangible." "What are we actually going to do? So that's what I insisted, you know, is going to be what what I'm going to be teaching on. So if that's your thing, you know, come see me there. Now, if you're thinking theory, we'll have that too. So let me get my slides pulled up and we'll dive right on in. Lots to cover here today. Specifically, what I'm going to share with you all is what I think is maybe one of the biggest opportunities of 2026, certainly heading into 2027. And that's specifically ChatGPT ads. So I know we've talked earlier in, the event here today about, how to show up in, AI conversations." "This is going to be the advertising side of that. Right? So think about it is like running Facebook ads versus organic Facebook. Right. So we already covered the organic version. Now we're getting to the ad version. So I'm going to start out by just kind of giving you, you know, a quick insight here. And I'm actually going to walk through some of the steps, some of the, the things that you can do when you're setting your ads up." "First thing to think about is this a little bit different than any other kinds of ads we've had access to in the past? Because these are conversations, right? People are talking a lot to ChatGPT. They are asking a lot of questions. They're looking for feedback. They're looking for interaction. And for the first time ever, just a few months ago, ChatGPT introduced an opportunity where you can show up in those conversations." "Now, one thing I do want to mention here as we get into this is this. This is currently, for the free version of ChatGPT and the I think, $8 a month version. So the people who are paying higher prices are not currently seeing ads. That's okay, because it's it covers like 90 to 95% of all ChatGPT users." "But I do want to make sure that I'm upfront about that, right? Here's an example of what these ads look like. Now, one thing you'll notice right off the bat, it's very obvious that their ads. This is similar to when Facebook first introduced ads right back then they were they would show up on the side of the screen." "Now they blend into the newsfeed and you almost can't tell their ads. Right? So I would expect to see these kind of continue to evolve in that direction over time. This is an actual screenshot from my area. Right. So this is I don't think that's a great ad personally, but I want to show you a real one." "I'm going to show you some examples in a few minutes here of what I think might be a better version of these kinds of ads, but this is someone who searched, I literally came in and said, hey, help me find a real estate agent in my area. There were some recommendations. Again, the organic part. And then this is the paid part that pops up below." "Right? So that's just a quick introduction. Like I said, I'll give you some better ideas here in just a second. Another thing to be clear about as we get into this, that this is early, very few agents are using these ads. We are very much in the early adopter stage. Okay. So I'm not here to show you, major case studies of agents who have gotten a ton of business already because quite honestly, these ads are so new, that the sales cycle hasn't even been able to complete for a lot of the leads that they got in those first few months." "So if you're the kind of person that want something that's been proven for years and has been around and there's thousands and thousands of people already doing it, probably not quite right for you yet. But if you're willing to be an early adopter and I know there's a lot of early adopters here, this is an exciting opportunity, right?" "This is this is early stages. This is a chance to really get on there and in on the ground floor right now. Just a quick introduction to myself. If you haven't met me before, I'm Nick Niehaus. I have been working with real estate agents, man. It's been probably 12 or 13 years at this point. My background, I've pretty much always been self-employed, and I really have a passion." "For teaching small businesses and especially real estate agents, how to use the most cutting edge forms of marketing. Right. So a lot of you may know me as a video guy, top video for many years, we've gotten into AI over the past few years, and I developed a concept called an adaptive lead magnet, which is an AI powered lead magnet." "We'll touch on that a little bit today. Because I think they're a great way to to offer something in your ChatGPT ads that no one else currently can. But I've trained agents all over the country, even internationally. And I love helping people understand new concepts and try to break them down and make them a little bit simpler to execute on." "Right. So that's my, my goal for here, in this conversation here today, just real quick, these are two examples of adaptive lead magnets. Just to give them more context. The home value maximizer. We talked about this at the last club wealth event, which is a tool that I built. Somebody can snap some pictures of their house, and it will actually give them custom recommendations on what to consider upgrading and fixing and staging and adjusting before they sell." "And then, sort of a similar tool. It's called the Curb Appeal Grader. And this is the one I'm going to use as an example today. This is a really cool tool we developed where all you do is input your address and it will use, Google Street View photos to analyze your curb appeal and give you a grade on each element and some recommendations on what you can improve and fix, to improve your curb appeal." "Right. Which right now a lot of sellers in particular understand how important that is because there's a lack of buyers. Right? So if you're going to show up in those those images online or somebody stops by your property, you got to get a good first impression. That's exactly what that tool does right? So just telling you a little bit more about what I do now here." "Let's get into the actual ads. Right. So if you're going to go into ChatGPT and if you want to run these ads yourself, you can literally just search ChatGPT ads and it will take you to their ad platform. You have to sign up, put your credit card in, all that good stuff. It's much, much simpler than almost any other ad platform out there right now, which is another big reason to start now." "Versus waiting till later, because these ad platforms all have a history of getting much more complicated over time. And so if you like the idea of something that's easy to understand, easy to set up, takes just a few minutes, now is the time to do it. Okay? Now when you first start out, you're going to have a few levels like you would in any ad setup." "The first is your campaign level. Right now, this is where you're going to choose things like a, objective. You can choose clicks, you can choose conversions. That's a relatively new one. You can also choose reach. So if you just want your ad to show to lots of people, choose reach. If you want to drive people to the landing page and only pay when they actually click, you're going to choose clicks." "If you're a little more advanced and you want to experiment with actual tracking conversions, don't recommend that to everybody. You can go with that conversion option. Now, another big important part to understand here is one of the more recent features they added is actually locations. So I'm going to give you two versions. Today we're going to talk about how you can run an ad targeted just to people who live in your city." "I showed an example here of selecting the Saint Louis market because that's where I'm based. But there's another version we'll talk about as well. So basically what you want to think about here, is who do you want to reach, right? Who are those kinds of people? What kind of conversations do you want to appear in? And this is where it gets interesting, right?" "Because you can actually appear in conversations that are happening before people would ask for a real estate agent, right? So before they know I need to go to ChatGPT and say, okay, I'm ready to sell my house, who should I hire? There's probably things they're talking about, you know, weeks and even months, maybe even years before that question would happen." "Right. So here's the two strategies. These are not the only strategies you can try, but just to kind of to introduce you to the idea, the first is people who are already in your area, right. That's where you're going to use that location targeting. So we say, okay, I only want to show this to people in the greater Saint Louis area who are thinking about selling." "Maybe they're preparing a house for sale. They're wondering which improvements to make. Right? They're researching the process. They're in those earlier stages. The other thing you can try here, and it's important to understand in strategy B, which is people thinking of moving to your area do not select a target city. In that case, you just select the entire United States or don't include a location targeting at all." "And then in the context hints, which we'll get to in a second, you're going to talk about the city there, right? Because these are the kind of folks who are saying, hey, I'm thinking about moving to Saint Louis. Maybe they have a job offer, for example. Right. Thinking about moving to Saint Louis. What neighborhoods should I think about moving to?" "Right. Or what are some considerations? What's something that's different about Saint Louis versus where I currently live? Okay, in that case, do not select a location. Or maybe you can select the United States, but people may move from other countries as well. But you want to make sure you don't do that because obviously those folks are not currently in your city." "Right. So just sort of two versions. Now again, this is up to you. If you want to use one of these strategies, there are arguably other things you could focus on. But I think for now, these are really big opportunities. What I have seen is that if you do limit your searches to your existing city, you will get a lot less impressions." "When we've experimented and we've targeted, the city in the context. Hence, we've gotten a lot more actual impressions, have a lot more people seeing our ads. But we end up with a lower click through rate. Right? So that's another way to think about it. If you want to make sure you're only showing up for people who live in your area, then select a city." "But you will probably get less impressions. If you want to look for people moving to your area, don't select one, but you will probably appear in a lot more conversations and you may end up spending more money as a result. Now, my best practice here would be to try both, right? You can run one campaign with a city, one without, and then kind of compare and contrast your results." "And especially if you like working with transplants, if you like working with people who are moving to your area for the first time, then you're going to go with strategy B right now. We we already kind of went through this. Keep moving. Right. We don't know yet which one wins. I do think it's going to depend on who you are." "Now let's talk about context tense. Right. So first level is we just sort of set up the campaign. We choose the location the next. And this is where ChatGPT gets substantially different than what you're used to okay. Because you don't want this to work like Google. Right. On Google you would target keywords, right? Maybe they are long tail keywords, maybe they're a little bit longer." "But in ChatGPT you're targeting the conversations, right? And so this is where you want to try lots of different contexts. You want to experiment. By the way, this is a great use case for AI. You can go in and ask ChatGPT to help you plan this. And I don't know for sure if it's pulling that data from the actual ads that they're currently running." "I would assume not, but it is going to probably give you the best possible targets, right? So just keep that in mind, even if you're not a big ChatGPT user, if you prefer Claude or Gemini or one of the many other AI platforms in this case, if you're going to run ChatGPT ads, I would ask ChatGPT, right, because it's probably going to have the most relevant information for you when it comes to choosing these." "And so the way context hints work is you just describe the conversation. Right. So you're just going to basically map out what they're talking about. Someone who's moving to Saint Louis for work and trying to figure out which neighborhoods would fit in my family. Obviously that strategy be from earlier, right? Somebody who's talking about, we may sell our house this year, and I'm trying to figure out which improvements are actually worth doing." "That's an example of getting in front of it earlier. Right. So that's the kind of person who's probably not asking ChatGPT yet who they should hire as their agent. They're trying to get ready to sell the house. Right. And so that's what I would really try to dig in on is, is you think about your ideal client, think about the people you love working with and what makes them tick, and then try to show up there." "And you might even try to get super slick here, right? You might start to think about, well, you know, I know for three of my clients, they did like a bunch of landscaping work a year before they actually moved. And they wouldn't have told anybody this, but they did it because they were thinking, you know, this might be helpful when I go sell the house." "Not saying that's true for all of you, right. But that's the kind of nuance you want to think about. What are those questions that your perfect client might have asked in advance of calling you? Right. Those are what you want to put in those contexts. And I would come up with a lot of them, you know, you can try maybe ten to get started." "But don't be afraid to add dozens more. And again, that's where ChatGPT can help. So just go explain what you're doing. Talk a lot about your ideal client. If you use ChatGPT regularly, you probably already knows a lot about your ideal client, and it will be able to answer that for you pretty quickly, right? Step number three." "And I know this is quite a crash course, but this is it. This is basically the end of the process is you need a compelling ad, right. So what I would think about here is what can you offer that they're not necessarily getting in the conversation that they're already having. Right. This is one example. This is the tool I talked about earlier." "And there's really only three things you can customize, on the ad itself. And they're all really basic okay. The first is the image. Now one thing I would say about the image is include just a few words. Right. In this case I have five words. Then I have a logo there just for demo purposes. I do like the idea of including your branding in some way in the image, because even if they don't click, they're starting to get that exposure to your brand." "Right. So again, remember, a lot of other agents are not running these ads yet. This is your chance to start to to sort of demonstrate your brand and get it stuck in people's heads and help them start to recognize your business. Right. So the the image, you know, something simple in this case where we're promoting something that helps you grade your curb appeal." "So I just have a front of a house, okay. The words are what are going to stand out. I would try to shoot for 5 or 6 words or less. Then you have the title and the description and that is it. And you'll also see it's going to tell you if you get over I think it's 25 of the 50 characters." "It's going to say, hey, this might get truncated in some placements, which means the end of it will get cut off. So I would try to keep under 25 characters or so for the title. Right. You can see in this case it's 26. It just says get your curb appeal grade. And then the description sort of same rule, right?" "You can have up to 100 characters, but if you go over, 45 or so, it could also get cut off as well. Right. So you can see and that's it. I mean, that's as simple as they get now. Like a lot of ad platforms, I would try a lot of different versions of ads. ChatGPT can even, generate these for you." "Right. That image was actually generated from ChatGPT. But that's it. There is not much else you can do. And for now, I think that's a good thing. I don't I don't want you to have to go learn a super complex ad platform with a million bells and whistles. But it also means you are pretty limited in what you're able to do here, right?" "So keep it short. Get straight to the point, tell people exactly what they're going to get if they click on your ad. And then you can use the the landing place, start landing page to be more descriptive and to add more detail. Right. So that's where we're going to take them. Once they click on that. And so you know, this is one of those things you want to think about." "You do you if you have an existing landing page, right. You might, you might just kind of use that if you want to build something. We don't have time to obviously get into landing page design here today. But if you've ever developed a landing page before, you know, to be specific, get straight to the point, tell people exactly what it is they're signing up for." "And, overall, I find most people overcomplicate their landing pages. Right? Because you might have heard all this advice and all these different things you can have there. You just want to send them to a page where they're going to get exactly what they saw offered. Right. A lot of you probably have a landing page already for a CMA or something that's going to value their home." "That's a fine offer, okay. Because I will tell you, ChatGPT is not necessarily going to give them a proper assessment of what their home is worth on the current market. So I think that's a pretty good offer. Right. But you're going to want to also talk about other things. So keep in mind your traditional lead magnets may not work super well here." "Right. Because they're already in an AI that already knows a lot about them and is probably already giving them some of this advice. Okay, so if you, for instance, give them checklists. So if you give somebody a guide about how to sell a house, well that might get some conversions. But I'm already having a conversation with ChatGPT. Right." So this is again where this this differs a lot from something like a Facebook ad. So we want to think about can we give them something that isn't necessarily coming up in that conversation? Can we give them something that's worth leaving ChatGPT in opting in on a landing page? Right. That's we want to aim for. So this is just my example. "There's a lot of things you could potentially put together. But if you're into vibe coding, I know that's going to come up here. In fact, I think also it might be talking about that next. But this is this is an opportunity, right? If you don't like vibe coding yourself, you know, work with somebody who who's already building these tools, obviously, but start to think about, can I put something together?" "Can I make a tool? Can I make something that is going to go beyond a typical ChatGPT conversation? Right. So I do think the age of the guides, the checklist, you know, the sort of generic, giveaways, I think that is going away. I think that's on a fading out. Right. So we have to take our game up another step." "And that that happens every so often. Right. But this is my example. Right. Curb appeal greater is one tool that we built for our members. And basically let me just puts in their address and it goes, okay, here's the photos I found of your house. These look good or not. If they want, they can upload their own photo." "If the street view photos are out of date, and then they get a custom report in about 30s telling them exactly what they should think about upgrading. Fixing. You know what? What a buyer would see when they look at their property. Right? So again, that's the kind of thing you're not necessarily going to get directly from ChatGPT." "Right? So that's just one idea. There's a lot of different versions of these things. I don't feel like you need to go out and build anything from scratch though, so if you do have a comparative market analysis type of thing or if you can give people a home value report, just start there. But then do come back and think long term about, hey, are there other things I could offer, that are going to go above and beyond what they can get from ChatGPT, right?" "You want to focus on helping them now, not trying to get them to hire you right now. Right. That's where all the competition is. Help people earlier in the process, and you'll get a lot more leads, and you'll convert a lot more of them over time right now, unnecessarily in the next two weeks. But over time you will see a lot higher conversions, right?" "Okay. So last thing I'll just mention here, we're obviously getting towards the end of our time together. I do have a guide. I'm going to put a link for it in the chat. And then you can also, I'm going to put a QR code up on the screen here in just a second. But this will go into more detail." But I do really recommend tracking the people who click because if they don't opt in right away, now you can show up on those other platforms." "Right now, your ads can show up for them on Facebook and Instagram and Google, and they'll continue to see that brand. I think that's ultimately the biggest opportunity right now is sure we want to get leads. I do think this can lead to leads right away for you, but it's also a chance to start exposing your brand to new people." "And then if you track them and you stay in front of them, you'll continue to do that, right? But think about it the first time they see your ad in a ChatGPT conversation, they're probably not going to click on it. They don't know who you are. They haven't seen that many ads yet, right? It's still pretty new, but as it continues to show up, as you continue to expose your business to them, it's going to become more and more likely that they will click on it and convert, right?" "So right now, we're still in that learning stage. The users are getting used to seeing ads. The advertisers are getting used to figuring out how to use them and how to make them. And being early in that process means that you have time to learn. You have time to experiment. And then ultimately, as these get more mature and they start to see, better results, you'll be at the front of that pack, right?" "And again, these these will get more complicated. So if you learn to use them right now, you're going to be in great shape as they get more complex. All right. All right. So I think that can be a little redundant here, but I want to get to the last part, which is coming up at BSM, you can probably guess where this is going." "We're going to build ChatGPT ads together. I since canceled my Replit account transparently because I've found ways to do it cheaper and more local to be able to build things faster and more efficient for how I need to do things." "So if I can get my screen share to work, that would be awesome. So what Replit does is it lets you build a build any sort of website using I. Many of us are used to the Squarespace otherworldly. You might be used to WordPress websites. Now what this does is rather than having to go out there and to be able to make your own site in and of itself, what you can do is on Replit." "Once you log in, I you can build a website. Simply put what I will share behind this, specifically my website home X.com I built that as a starting point on Replit. So if you go to home x.com virtually everything, oh, it won't see the app right now. It's it's trying to load. Awesome. That's not fun. So but everything on home X.com was virtually made via Replit." "Everything about is how it works there. You name it. So what you can do is you can build a website on Replit now. It adds up every single time when you're on Replit and you decide to chat. I use clawed now, and I code locally rather than on replit again. Now where to get a little more technical with the idea of how do I use clawed? And I'm going to get pretty advanced here to start. So I use clawed code to code everything I do myself." "I then have a GitHub repo for where my entire database lives. Then I have everything. Now go to host, injure. And host. And here's what my actual website is and lives now. Again, that's a lot of different things all at once. It gets pretty technical for those that are a little more advanced and have been doing fine tuning at this point thus far, I found this to be the cheapest option to be able to have an actual decent website that will not slow people down when on the site." "Number one and number two, I can push out a lot more content a lot quicker if and whenever necessary. So I want to start by just sharing that architecture of how to actually vide code certain things. Now, why vide code? Why not? You can hire a developer for sure, right? You could pay someone local developer things for you." "You can hire people overseas to code for you, but at the end of the day, what are they probably using to code things to? They're using cloud using chat and they're using perplexities as well. Heck, not since the smartest thing in the world, but I vibe code when I'm driving down the road. I just open up the cloud app on my phone, I'm coding, and I'm talking to those repos and pushing things to my website without me having to do a single thing." "So with that, I will share this and the reason I want you guys to put into the chat. What do you do every single day? One thing I have built within our site are different automations and things that live in the web. As an example, one of my favorite lead sources is a land voice. Right now they don't have a direct integration with my CRM." "So what do I have to do every single day? I have to download it, then I have to upload it into the lead source, and I have to make sure it's routing through all the ponds properly. AKA it's just a big and massive headache. So what I did is I built an Azure portal, so all I had to do is go into the Azure portal." "I believe it's in a sales hub and lead import. So now what I can do is if I upload those leads yesterday from Land Voice, I do import history. Use those same mappings for those 3000 leads we added yesterday. Drag and drop a CSV file into here and I'm done. So I literally used to take a full time position to add those leads and the follow boss sort via the states, put the proper tags in their asylum, you name it." "That little. We used to take 6 to 8 hours a day. Now it takes ten 15 minutes tops. And I want you guys to look at every single piece in your business for this as well. For that. Just a very simple thing. But guess what? You know, if I even have a virtual assistant doing that six hours a day times, will that be five bucks an hour?" "Let's call it. It's $30 a day, times up by five days a week, times that by, you know how often we have to do this. It adds up pretty steep, quick sideways to have it take things not only off of your plate so you can focus on more of those money making activities. To be honest with you, no. As a baseline, I use Claude Sonnet on every single thing that I do, and I use the high efficiency specifically, not extra high, but just high efficiency." "I've been able to build different skills that will help it work as if it's fable or opus without using that type of usage as well. So I can get bigger bang for my buck.
